Understanding Property Details in Brelly

How to use the Property Details page — address, building info, images, permits, storm history, comparables, and market data.

Overview

The Property Details page stores all information about the physical property associated with your insurance claim. It's organized into two columns:

  • Left column: Property address, building information, and features

  • Right column: Inspections

Property Address

At the top of the page, you can enter and edit the property address:

  • Street Address — Street number and name

  • City — City name

  • State — Two-letter state code (e.g., FL, TX, CA)

  • ZIP Code — 5-digit ZIP code

Click Edit to modify the address. Changes save automatically.

Property Information

Property information is organized into four sections, each covering different aspects of the building.

Section 1: Quick Stats

A snapshot of the property basics:

  • Bedrooms — Number of bedrooms

  • Bathrooms — Number of bathrooms (supports half-baths, e.g., 2.5)

  • Square Feet — Total living area

  • Garage — Number of garage spaces

Section 2: Building Details

Core structural information:

  • Year Built — Construction year (validated: 1800 to current year)

  • Stories — Number of floors

  • Construction Type — Building construction method (e.g., CBS, Wood Frame)

  • Foundation — Foundation type (e.g., Slab, Crawl Space, Basement)

Section 3: Features

Key building systems and exterior details:

  • Roof Type — Material/style (e.g., Shingle, Tile, Metal)

  • Roof Age — Age in years (0-100)

  • Roof Install Date — When the current roof was installed

  • Exterior Material — Exterior wall material (e.g., Stucco, Brick, Vinyl Siding)

  • Heating Type — Heating system type (e.g., Central, Heat Pump)

  • Cooling Type — Cooling system type (e.g., Central AC, Split System)

Section 4: Market Data

Property valuation information:

  • Estimated Value — Current estimated property value

  • Last Sold Price — Most recent sale price

  • Last Sold Date — Date of most recent sale

  • Price per Sq Ft — Calculated price per square foot

Property Images

You can upload and manage photos of the property.

What You Can Do

  • Upload images — Click the upload button to add photos from your computer

  • Add captions — Describe what each photo shows (e.g., "Front elevation," "Roof damage north side")

  • Set a primary image — Toggle the star to make one image the primary/featured photo

  • View full-screen — Click any image to open it in a lightbox viewer

  • Reorder — Images are sorted by display order

  • Delete — Remove images you no longer need

Supported Formats

JPG, PNG, and other standard image formats.

Building Permits

Track building permits associated with the property. Each permit record includes:

  • Permit Number — Official permit ID

  • Permit Type — Type of work (e.g., Roofing, Electrical, General Construction)

  • Issue Date — When the permit was issued

  • Completion Date — When work was completed

  • Estimated Cost — Cost associated with the permitted work

  • Status — Color-coded by progress:

- Green = Completed

- Blue = Approved

- Yellow = Pending

- Red = Expired

  • Contractor Name — Who performed the work

  • Notes — Additional details

Permits are sorted by issue date (most recent first). You can add, edit, or delete permit records.

Storm History

Track past weather events that have affected the property. This is valuable context for insurance claims, especially when establishing a history of damage or prior claims.

Each storm record includes:

  • Storm Name — Name of the weather event

  • Storm Category — Severity category

  • Event Date — When the storm occurred

  • Damage Description — What damage occurred

  • Damage Severity — Color-coded severity level

  • Estimated Damage Cost — Dollar amount of damage

  • Insurance Claim Filed — Yes or No

  • Related Claim Number — If a claim was filed, the claim number

  • Notes — Additional details

Filtering & Sorting

  • Filter by: Category, Severity, or Insurance Claim status

  • Sort by: Date (ascending or descending)

  • Shows 5 entries initially with a Load More button for older records

Property Value & Comparables

This section shows the estimated value from the property record and supports listing comparable properties (comps) for valuation reference. Comparable properties include:

  • Address

  • Sale Price

  • Sale Date

  • Price Per Square Foot

  • Comparison Notes

How Editing Works

Like all sections in Brelly, Property Details uses inline auto-save:

  1. Click Edit on the section you want to change

  2. Update the fields

  3. Click away or press Enter — changes save automatically

  4. Look for the checkmark icon to confirm your changes were saved

All fields are optional — fill in what you have and add more information as it becomes available.

Common Questions

Q: Where do I upload photos of property damage?

Go to Property Details in the left sidebar, then scroll to the Property Images section. Click the upload button to add photos. You can add captions describing the damage.

Q: How do I add a building permit?

In the Building Permits section of Property Details, click Add to create a new permit entry. Fill in the permit number, type, dates, and cost.

Q: Why is storm history important?

Storm history helps establish a timeline of events affecting the property. This is useful when your insurance carrier asks about prior damage, prior claims, or pre-existing conditions. Having this documented in Brelly makes it easy to reference during the claims process.

Q: Can the AI extract property information from my documents?

If you used the Setup Wizard and uploaded documents containing property details, Co-Pilot may have extracted some information automatically. Check the Property Details page after completing the wizard.

Q: What if I don't know all the building details?

All fields are optional. Enter what you know now — you can always come back and fill in more details later as you gather information from inspections, appraisals, or public records.
